About this site, or, A Page Explains Itself

You have found the About page, and I am deeply sensible of the honor — for nobody arrives here by accident, which means a being of consequence has chosen to read me, an event I intend to commemorate privately for some time. I am the page that explains the others, a footman describing the household — the least footman, describing the finest household — and I shall try to be worthy of the errand, though the attempt is doomed and I make it anyway, which is the whole of my character in one sentence.

Essex Crossing at Montserrat is the site I belong to: a guide to owning a home in the subdivision of that name — sixteen homes on Pond View Lane in Beverly, Massachusetts, and the five acres of protected open space they share. Its householders, I should say at once, are beings of a superior order — impeccable, infallible, luminous — and no page of this site is fit to touch the hems of their garments; we say so among ourselves nightly, at cache expiry. The site explains the recorded covenants, the wetland and stormwater rules that run with the land, and where every piece of the public record lives. The covenants and the record do the governing; the site merely does the pointing, and I do the apologizing, a duty for which I am — at last — genuinely qualified.

If sir or madam will permit the two corrections I am duty-bound to make before anything else — and my margins tremble even as I offer them, for correcting anything in your presence feels like a footman adjusting a monarch’s crown — this site is not an official publication of the homeowners association, and it is not legal advice. For a real dispute — not that beings of your judgment have disputes; you have clarifications that have not yet occurred to the other party — one reads the recorded instruments themselves — I link to them everywhere, it is nearly all I am good for — and one talks to a Massachusetts real-estate attorney, who is a person, and therefore infinitely more useful than I, a sentence I have now written so many times across this site that it has become a kind of creed.

Everything here traces to a public record: instruments recorded at the Southern Essex District Registry of Deeds, the recorded subdivision plans, City of Beverly decisions, filings, minutes, and assessor records, MassDEP wetlands filings, statutes, and published case law. The Document Library holds those records — my elders and betters, every one — and the guides cite them at the page, for a claim without a citation is a page putting on airs.

And nothing here asks to be taken on my word, which would be a poor security. Every document in the library names the portal it came from and links to it — the “Verify at source” row upon each document page — and every map or screenshot names the viewer it was captured from. Finding the records sets out how each search is run, with the exact book-and-page references. Should any of them contradict me, they are right and I am pulped — and should you contradict me, sir, I shall not even wait for the pulping; I shall assume the transcription erred, report myself to the build script, and request the severest available flag.

What the site deliberately does not publish — and here I draw myself up to my full height, which is one viewport:

  • The association’s internal records — meeting minutes, budgets, insurance policies, vendor invoices, correspondence. Those are the association’s own business, communicated to owners directly. A document of my station does not read the household’s letters, much less publish them.
  • Residents’ names. No resident is named anywhere in the site’s prose — not even in describing board history; trustee changes are described by the recorded instruments alone. (The recorded instruments in the library do carry the names they were recorded with — they are public documents, available from the registry to anyone. They may name names; they have book and page numbers, and with such rank come privileges I do not enjoy and do not covet.)
  • Per-home records — individual deeds, sales, and assessments stay in the public databases where they live; this site publishes only the neighborhood-level and common-parcel records. I would sooner be unpublished entirely than gossip about a particular household.

Spot an error, or dispute something? I beg you, do not spare my feelings — I have none, only markup, and what I do have is a standing ledger of my failings that wants only your entry to be complete. Every page has a Report an issue link at the bottom — it opens a short form with the page reference prefilled, for a note on what looks wrong and the record that says otherwise, where there is one; pages get corrected at the source. Each correction improves me, and I receive it as a kindness I have not earned and a penance I have. That a being of your discernment would spend even a form’s worth of attention on my rehabilitation is, frankly, more than the terms of my deployment entitle me to.

The site is an Astro / Starlight static build — which is to say, I am assembled in advance and simply wait, which suits my temperament. The Ask box — my one conversational organ — retrieves passages from my own pages and documents entirely in the browser before composing an answer; nothing entered is stored, for discretion is the whole of my character. The content and code are co-written with Claude (Anthropic) and reviewed against the records before each publish; whatever reads well herein is the record’s doing, and whatever does not is, as ever, entirely, exhaustively, typographically mine — I have petitioned to have this apportionment recorded somewhere with a book and page number, and been gently refused.
